Introduction
Before the rent starts, you as a tenant receive a tenancy certificate which contains codes for the key box, directions, code and description for rubbish disposal. Information about check-in and check-out, and other important information for you as a tenant. The tenant must be 23 years old on the date of booking, and for youth group trips the tenant must be 23 years old on the date of booking. The tenant/the person making the order is responsible for damages and default of the holiday home.

1. The rental period

Arrival and departure times are what the tenant has booked through the booking page. Check-in is from 16.00 on the day of arrival, and check-out no later than 11.00 on the day of departure. The entire rental amount, including mandatory washing, must be paid before the tenancy begins.

2. The holiday cabin

The cabin/apartments must not be used for purposes other than holidays, gatherings or courses, unless otherwise agreed with the landlord. The cabin must not be used for parties or events. The apartments' measurements are calculated from the outside measurements. It is not allowed to set up caravans or tents on the plot.

3. Number of residents

Only the number of residents for whom the apartment has been booked is allowed to stay. If the apartment is inhabited by more than the maximum allowed residents, these can be evicted from the apartment. If this is not complied with, the landlord can cancel the tenancy agreement with immediate effect, and evict all residents without refund of rent.
Voss cabin mainly provides holiday apartments for families, couples, gatherings and for course activities. In the case of youth groups, the tenant must be 23 years old, and it must be reported that there is a youth group traveling well in advance of the tenancy.

4. Noise

Tenants may unexpectedly be exposed to noise from construction projects, traffic or the like. It is a quiet area, so very rarely is this a problem. Voss cabin is not responsible for such noise.
The tenant is responsible for avoiding loud music or other disturbing noise between 23.00 and 07.00 and for taking account of the property's neighbours.

5. Domestic animals

Pets are not allowed. IAM Eiendom AS cannot guarantee that no pets have stayed in the apartments. IAM Eiendom AS does not accept responsibility for allergic reactions.

6. Smoking

Smoking is not permitted in the apartments. However, this does not mean that there has never been smoking in the apartment. If the smoking ban is not observed, a fee of NOK 4,000 will be charged.

7. Internet

Fiber has been installed to the cabin, there is a box with a password in each apartment.

8. Prices and payment

Prices are stated in NOK (Norwegian kroner). The order is binding as soon as it is placed. When the order has been made, the tenant will receive a confirmation of the rental agreement from Voss cabin.

9. Cancellation in the event of unforeseen events

If the tenant does not have the opportunity to carry out the tenancy agreement due to unforeseen events such as death, acute illness or injury requiring hospital admission, bed rent following a doctor's order, or other similar circumstances, the tenant will be refunded the rent.
Conditions: The tenant must inform Voss cabin by email or telephone as soon as possible and within 24 hours after the unforeseen event has occurred. The cancellation must be reported no later than 12.00 on the date of arrival. Voss Cabin must receive proof of the unforeseen event, such as a doctor's note, in order to refund the rent. Voss cabin will refund the entire rental amount with a deduction of NOK 700. If the rental relationship has begun, the rental will not be refunded, not even in the event of earlier departure due to unforeseen events.

10. Mandatory washing

The tenant is obliged to leave the house clean and tidy. Although at Voss cabin washing is mandatory, the tenant is not exempted from obligations. The tenant must clean up after himself, empty the boss, arrange the dishes, empty the fridge, clean the stove and outdoor grill, and clean in and around the apartment/cottage. The tenant will be charged an extra fee if the apartment is not in good condition. Bed linen must be used in this cabin. If this is not used, an extra charge will be made for washing duvets and pillows. If bed linen is not included in the rent, it is possible to rent bed linen and towels from Voss Cabin. A soiled cabin will result in an extra invoice for washing!

11. Damage

The tenant is obliged to treat the apartment/cottage and furnishings properly and in the same condition as on arrival. Damages that occur during the rental period must be reported to Voss cabin immediately. The tenant may be charged for damages that occur during the tenancy.

12. Missing at the apartment/cottage

If the tenant discovers faults, defects, inadequate cleaning or damage to the apartment/cabin, the tenant must immediately complain to Voss cabin, to have it rectified.

13. Extraordinary events

Voss cabin cannot be held responsible if the rental agreement cannot be carried out due to circumstances/force majeure that could not be foreseen when booking the apartment/cabin.

14. Other information

Some booking sites have their own cancellation rules
This agreement is not subject to the rules on the right of cancellation.
The apartments are rented out in the order in which they are reserved.
Voss cabin reserves the right to misprints and problems with the website and bookings.
